Nadir Settles
Nuveen Real Estate, Global Head of Impact Investing and New York Regional Head of Office, Americas
Nadir leads an international team across the U.S., Europe and APAC in identifying and pursuing relevant real estate impact investments, while growing the overall sector. In addition, Nadir is responsible for all aspects of New York office real estate investments and has portfolio management responsibilities for a New York City Property strategy. Nadir’s experience includes various positions from asset management, portfolio management, acquisitions, and product development. Prior to joining Nuveen Real Estate in 2012, Nadir was involved in both asset management and acquisitions roles at Silverstein Properties and RLJ development Urban Lodging Trust (formally RLJ Development LLC). Nadir graduated with a B.A in Business Administration from St. John’s University, an M.B.A. from Villanova School of Business and an M.S. in Real Estate Finance from New York University.
Margaret Anadu
The Vistria Group, Senior Partner
Margaret Anadu is a Senior Partner at The Vistria Group where she heads Real Estate and leads one of the largest and fastest-growing affordable housing funds in the United States. Vistria is a next generation investment firm that delivers a dual effect – significant financial returns combined with positive social change for communities across America.
Margaret has devoted her career to investing which not only generates strong economic returns, but importantly has a demonstrable positive impact on underserved individuals, families, and communities. Margaret is widely recognized as one of the foremost experts on equitable access to capital having invested over $10 billion across hundreds of transactions throughout the United States and was named one of the most influential figures in U.S. commercial real estate by Commercial Observer and to 40 Under 40 lists by Fortune, Black Enterprise and Crain’s.
Prior to joining Vistria, Margaret was a Partner at Goldman Sachs where she was the Global Head of Sustainability and Impact for Asset Management and Chair of the Urban Investment Group (GSUIG), the first impact investing platform at a major U.S. financial institution and Goldman Sachs’ primary impact investing business. Under her leadership, GSUIG invested over $2 billion annually in affordable/workforce housing, community facilities, educational space, industrial facilities, green infrastructure, student loans, and small businesses. While at Goldman Sachs, Margaret was the chief architect of the One Million Black Women investment strategy, the Firm’s $10 billion capital commitment to narrow opportunity gaps for Black women in the United States and by extension their families and broader communities.
In April 2022, Margaret was appointed chair of the board of directors of the New York City Economic Development Corporation. She also serves on the boards of the Urban Institute, New York Presbyterian, the Center for an Urban Future, and the Smithsonian National Portrait Gallery.
Hollis Savage
New York City Department of Housing Preservation and Development, Executive Director of Leveraged Preservation Programs
Hollis Savage is the Executive Director of Leveraged Preservation Programs at the New York City Department of Housing Preservation and Development ("HPD"). In this capacity, Hollis leads a team originating loans and discretionary tax exemptions to finance moderate and substantial rehabilitations of distressed multifamily buildings across New York City. These loan programs operate with a budget of over $300 million annually to make investments as a key strategy of the City of New York to preserve housing affordability while also ensuring that long term capital needs are addressed, and that operational viability is maintained. In these transactions, HPD is partnering with banks, CDFI's, pension funds and GSE's to leverage additional financing as well as utilizing sources like Low Income Housing Tax Credits ("LIHTC" ) and Section 8 to round out complex financing stacks to comprehensively address financing needs.
Prior to HPD, Hollis worked in the non-profit sector for organizations that develop, operate and asset manage affordable housing. He has a B.A. in Urban Studies and a Master of City Planning degree with a concentration in Urban Development both from the University of Pennsylvania.
Nick Noel
McKinsey, Associate Partner
Nick Noel is an Associate Partner in McKinsey’s SHaPE practice focused on sustainable inclusive growth & economic mobility. He primarily serves investors across the public, private & social sector on social-impact partnerships. Nick brings together his knowledge and experience in impact investing, growth strategy, finance, economic development, & place-based transformations to develop GDP-moving investments & programs that can create multidimensional impact.
Nick is also a co-founder and leader of the McKinsey Institute for Black Economic Mobility, a “think-and-do tank” with the mission to advance racial equity and inclusive growth globally, where he drives various initiatives across research, convening & real world impact. He is the author of a multitude of articles, reports & publications on many topics including economic development, the multicultural consumer & the US racial wealth gap.
Prior to McKinsey, Nick worked in investment banking, emerging market private equity, &
early-stage entrepreneurship. He has a B.A. in History from Boston college, an M.B.A. in
Finance & Strategy from the Kellogg School of Management at Northwestern, and his
M.A. in International Development & Economics at the School of Advanced International
Studies at Johns Hopkins University.
